This is an estimate, not a quote. The site cost is the rentals site on $0 down: the care plan, $49 a month for your first home and $10 for each home after it, plus $89 a month toward the build for the first 12 months. Pay the $995 build once instead ($795 for the first 5 clients) and the first year is the build plus the care plan. Taxes, cleaning fees and the platforms' guest fees are left out.
Direct bookings don't replace your platform bookings. You keep your Airbnb and Vrbo listings, and the fee is saved only on the nights a guest books with you. That's why the result is the share of nights that has to book direct, not a promise that every booking moves.
A direct booking still has card processing and your booking software's own fee, and you collect the taxes yourself (see the questions below).

Month to month, with no first term. On $0 down, the build is $89 a month on top of the care plan for the first 12 months, and the site is yours once those 12 payments are made. Paid once, the build is half to start and half at launch, the site is yours from launch day, and the care plan is optional.
Example: 3 homes on $0 down is $69 + $89 = $158 a month for the first 12 months, then $69 a month. With the build paid once, it's $995, then $69 a month.
Paid yearly, the care plan is ten months' price: $490 a year, plus $100 a year for each home after the first.
Up to 2 changes a month are included, and each change past those is $25. Adding a new home counts as one; after that, each new home is $50.
Founding clients save on the build. The care plan and add-ons cost the same for everyone.

No booking software? The rentals site with booking.
Everything in the rentals site, plus a booking page: guests pick dates from your site and send a request, you approve it, and they pay on Stripe's checkout straight into your own Stripe account. No booking commission.
The same $995 build ($795 for the first 5 clients, or $89 a month for 12 months on $0 down), plus $395 to set up booking ($35 a month for the first 12 months on $0 down). Then the care plan with booking: $59 a month with your first home, +$20 a month for each home after it, month to month. Paid yearly, it's ten months' price: $590 a year, plus $200 a year for each home after the first.
Example: one home on $0 down is $89 + $35 + $59 = $183 a month for the first 12 months, then $59 a month. With the build and the booking setup paid once, it's $1,390, then $59 a month.

Can I send my Airbnb guests to book direct next time?
Not through the Airbnb inbox: Airbnb doesn't allow sending its guests elsewhere to book. Direct bookings come from your own site, from Google, and from past guests who opted in to hear from you. Returning-guest emails go to that last group.
Who collects the taxes on direct bookings?
You do, since there's no platform in the middle. Tax rates and who collects them depend on your county. Your booking software (OwnerRez, Hostaway or Guesty) adds the right taxes at checkout, and we'll set that up with you at launch. Check your county's tax collector for your rates and filing schedule.
Who is this for?
Hosts and property managers who already use booking software, from one home up. The care plan is priced by the home, so a smaller host pays less. The calculator above shows what share of your nights has to book direct for the site to pay for itself. No booking software? The rentals site with booking, under the price table, is for you.
Which booking software does it work with?
OwnerRez, Hostaway, Guesty, Hospitable, Lodgify and similar. On Hospitable, the booking widget needs its Direct plan. We place your software's own search and Book buttons on your site, and that's included in the price. Guests see live dates and pay there, and the software's own fee is separate. No booking software? The rentals site with booking takes the requests for you, and guests pay into your own Stripe account.
Is there a contract?
No. The care plan is month to month. If you pay the build once, the site is yours from launch day. On $0 down, it's yours once the 12 build payments are made.
Whose name is the domain in?
Yours. We register your domain in your name, not ours, so it stays yours whether you stay with us or leave.
What does the AI guest assistant do?
It answers routine guest questions from your house manual. It says it is an AI, and it hands anything else to you. It's $49 a month.
What are returning-guest emails?
Emails that invite past guests back for next season. Only guests who opted in get them. It's $49 a month.
